Private investors will co-finance flagship real estate project.

Developer Atrios has received a valid building permit for the construction of the first phase of its flagship project PARQ Zátišie in Bratislava. The complex will be one of the first in the zone around Kuchajda, which will kick-start the transformation of this part of the city not only into a new center of business, but also of modern housing. Part of the capital for construction will be obtained from private investors in cooperation with the Crowdberry investment platform. The project was approved by an investment committee composed of professionals and is targeting capital of EUR 2 million in the current round.

The first modern residential project in the Kuchajda zone

Originally planned office complex, which was to be built on a neglected plot of land at the corner of Vajnorská and Zátišie, the developer started to draw in 2017. However, after the turbulent situation on the real estate market, he reconsidered his plan. Currently, it envisages the construction of a multifunctional complex with boutique business units for sale, a commercial part and a significant portion of residential units in a 60-metre high tower, which will dominate the complex.

PARQ Zátišie in the first phase will bring to the market more than 250 residential and commercial spaces, 291 parking spaces and also space for retail operations on an area of 796 m2. At the moment, the project is moving not only to the pre-sale phase, but also to the preparatory and construction work, which is made possible by the already obtained and legally valid building permit. Construction is expected to start in the fourth quarter of 2025 and be completed by the end of 2027.

Another zone where even the biggest developers have interests

In addition to the lucrative land around Nivas, Lida and along the river Danube, developers also see strong potential in the area along Tomášikova and Kuchajda lake, where several office and residential buildings have been built in recent years and which are enjoying high popularity. However, this is still only a fraction of what the area offers and even the biggest developers who are planning massive construction here are taking notice.

The YIMBA portal, which tracks construction in Bratislava, is tracking more than 5 plans in the affected area, which are to turn this part of the city into a new centre not only for business, but also for modern housing, prospectively by 2035. Crowdberry analysts estimate the investment in this territory at EUR 500+ million, including joint venture investments.

Construction of PARQ Zátišie will begin thanks to private investors

PARQ Zátišie will be financed by the developer not only from its own capital and bank loan, but also through private capital raised through private investors on the Crowdberry investment platform, which can be accessed by anyone who wants to invest directly in local companies and real estate. The newly launched investment campaign in the form of a stake, which targets a capital of EUR 2,000,000 in the first round, will allow investors to directly co-own a development project.

We are also introducing a small innovation for investors - the return for investors will depend on the speed of pre-sales. The developer will use the capital raised to cover the initial design and construction costs of the residential and office building.
