Invest in the PARQ Zátišie Project and Become a Developer

Participate in the transformation of a brownfield site in Nove Mesto into a modern urban zone through the PARQ Zátišie project. Developed by the established company Atrios, this project marks the first phase of a broader revitalization near Lake Kuchajda, where renowned developers plan to introduce new residential and commercial developments by 2030. The project has already secured strong pre-sales, currently at 15%.

Investment capital will be used to develop the PARQ Zátišie complex, which will include apartments, residential units, and flexible business spaces designed for resale, with the option to convert them into residential units. The project holds a valid zoning decision and building permit.

For the first time, Crowdberry investors will benefit from an innovative structure featuring a cumulative preferred dividend. The expected return is estimated at 47% of the invested amount, equivalent to 16.5% per annum over a three-year investment period, structured as an equity stake in the company. The return will be calculated based on a predefined formula linked to pre-sales rather than a share of the project’s final profit. Investment Structure and Expected Returns

  • Investment Form: Equity investment in the target company, with private capital of EUR 2,000,000 exchanged for a 25.55% share in the company's registered capital. A planned dilution to 17.5% is expected in the next investment round, which aims to raise an additional EUR 5,000,000.
  • Use of Investment: Funding initial design and construction costs for residential and commercial units.
  • Expected Capital Return and Income Distribution: The return of capital and income distribution is planned through the sale of individual properties within a three-year timeframe, with final project approval anticipated in Q4 2027.

Project Overview

The development is structured into three stages, with the current investment focused on Residential Building A and Administrative Building B in the first phase. This project marks the beginning of a premium real estate development in a highly desirable location, where four additional large-scale projects are planned by other developers holding extensive land in the area.

The PARQ Zátišie project is the developer’s flagship initiative, with construction scheduled to commence in Q4 2025 and apartment pre-sales set to begin in March 2025. The project has also been recognized internationally, winning the CIJ Award for Best Anticipated Residential Project 2024 in Slovakia.

About the developer

The project is being developed by Atrios, a company with over 20 years of experience in real estate development and project management. To date, Atrios has successfully completed more than 500,000 m² of various projects. These include residential, logistics, office, and retail developments across Slovakia. The company is led by Vladimír Jakša, Peter Kysela, and Matej Jelínek.

Risks

We categorize macroeconomic and market risks, which primarily impact the sales of residential business units, as medium risks. These risks are mitigated by a strong internal sales team and competitive pricing that is well-aligned with the market and competitors.

Low risks include management and construction risks, as well as financing and engineering risks. The project has secured preliminary terms for bank financing, obtained binding opinions and building permits, and has significant experience in contracting strategic suppliers to ensure timely project delivery.

Investment risk is further minimized by releasing capital from Crowdberry investors only after the successful completion of legal, technical, and financial due diligence. Additionally, protective mechanisms, such as liquidity preference and a yield calculation method based on pre-sales (rather than a share of the final project profit), are in place.
