About the project

The company will use €870,000 of equity in the form of co-ownership financing to cover part of the construction costs, which will allow additional capital to be released from the financing bank. The investors will become co-owners of the project for a period of approximately 2 years with an annual expected return of 15% p.a., while the minimum return is set at 12.5% p.a. due to protection mechanisms.

The protection mechanisms include liquidity preference (preferential payment of the investment) and protection of investors' profits even in the event of a decline in the value of the property.

The return on investment will result from the successful sale of the apartments and parking spaces and at an expected return of 15% p.a. Crowdberry investors will receive back 1.32 times their investment after 2 years.

The real estate market situation in the Banská Bystrica region shows an increase of 7.1% in the year-on-year monitoring period (Q2/2024) when looking at realised property prices. This is the best result among all regions in Slovakia, which Crowdberry's analytical team assesses as very positive news, especially when combined with the type of project and its location, legal building permits and approved bank financing.

This means that you will be a co-owner of the project just like the developer, and after the successful sale of the apartments and repayment of the bank loan, you will also share the profit from the project with the developer. All it takes for a Crowdberry investor to get paid-up capital and an expected return of 15% p.a. is that 80% of apartments and parking spaces are sold.

What does it mean to become a co-owner of a property that is not yet built?

In any development project where part of the cost is financed by the bank, there is a requirement from the bank itself that a certain part of the cost, usually 30% of the total cost, is financed by the developer from its own or other sources. The bank will only start financing the project once the developer has demonstrated this capital and started construction. The developer of Residences Suchý Vrch is looking for a partner to supplement the non-bank (own funds) through Crowdberry and private equity. Crowdberry investors will thus become co-owners of the project in exchange for sharing the profits of the development project with the developer once the bank loan is paid off.
