Dúbravská oáza

Dúbravská oáza in Bratislava is the largest private specialised facility for seniors in Slovakia. It is located in the Dúbravské lesy-protected landscape area. The expansive 21,000 m2 land plot (the size of one football pitch) provides for both active seniors and those with medical needs a quiet place to spend their golden years.

Demand for the services of specialised retirement facilities is rising due to demographic trends centred on an aging population. The supply on the market for such facilities is absolutely insufficient – in Bratislava alone, there are more than 2,700 seniors on waiting lists (for both state and private facilities). Dúbravská oáza is the only large-capacity facility of its kind in Slovakia. It achieves attractive returns thanks to its specialisation in enhanced care for patients with Alzheimer’s disease and rising contributions from local authorities and the state.

Due to the limited supply of specialised facilities of this kind, investors have the opportunity of early entry into a market that is not oversaturated and can thus profit from higher returns in the segment (they will be “first-comers”).

• The facility is located in a protected wooded area near the centre of Bratislava (10 km).
• Construction began in 2017. Building approval was awarded and all permits were issued in 2019.
• The modern 3,500 m2 building and the surrounding complex offer residents facilities for numerous activities: outdoor amphitheatre, restaurant with an outdoor terrace and view of the forest, rooftop terrace, numerous relaxation zones including front gardens, and a social event centre with capacity for up to 250 people.
• Total capacity of 152 beds in single and double bedrooms (67 beds for patients with Alzheimer’s disease, 57 for seniors requiring care services and 28 for “active” seniors).
• Prepared project/construction documentation for expansion of capacity with an additional 100-160 beds – total capacity will reach a size and comfort level comparable to facilities in western countries.
• Expansion of capacity is planned for 2026 and will increase the profitability of operations and economies of scale.
• More than €10 million was invested in construction and all land plots and structures are owned by the company.
• Dúbravská oáza is the only centre of its kind in which no patients or employees have been infected with COVID-19 on the facility’s premises (i.e. “0% COVID positive”)
