The first loan investment in real estate has been closed. Interest to invest exceeded the target amount by 50 %!

Crowdberry has successfully completed its first real estate loan opportunity. The boutique residential development, Bottova Residence, garnered exceptional interest from investors. Within less than two weeks, investor demand exceeded the target amount of €900,000 by more than 50%, highlighting the increasing appetite for high-quality real estate and debt investments. Investors secured a competitive annual interest rate of 10.3%.

Successful investment campaign in a premium residential project

Crowdberry provided investors with the opportunity to participate in financing the premium boutique residential project, Bottova Residence, in Banská Bystrica, Slovakia. The project is currently in an advanced stage of construction, with a valid building permit and completion scheduled for summer 2025.

The combination of a prime location, high project quality, and advanced construction progress created a unique investment opportunity that attracted the attention of both Crowdberry’s analysts and its investors. For the first time, investors had the chance to invest in real estate development through a loan structure under clearly defined terms, supported by proven investor protection mechanisms and a fair valuation.

Investor interest exceeded the required capital by 52%, reaching nearly €1.4 million. Despite the minimum investment ticket of €5,000, the average investment amounted to €10,000. The opportunity offers an attractive annual interest rate of 10.3% with a loan maturity ranging from 6 to 18 months.

Completion of the Bottova Residence project

The original bank financing the developer’s loan was forced to withdraw from the project due to the internal lending policies of its foreign parent company. While a new banking partner assumed the loan, it provided 30% less capital due to stricter lending conditions for real estate projects. The €900,000 investment target was set to cover the repayment of existing debt and supplement the remaining financing required for project completion.
