Real estate fund CB Property Investors launches construction of residential project in Liberec

The fund of qualified investors CB Property Investors, a member of the Crowdberry investment group, has purchased a plot of land with a building permit for the construction of a residential project called Rezidence Park Vesec. The development is being carried out under a joint venture with KAMI PROFIT, a construction and development company with several projects in the Czech Republic and Slovakia. Construction started in early October 2024 and is scheduled to take two years. The fund aims to achieve an above-standard appreciation of the investment, while the project's residents will also enjoy above-standard value. In the total of five villas, the new owners can expect, for example, underfloor heating, electric chargers, and photovoltaic panels on the roofs of the buildings.

By acquiring and developing the land, CB Property Investors is responding to the lack of higher-quality apartments in Liberec. At the same time, the fund continues its strategy of investing in real estate from various sectors; this residential development follows the construction of a logistics park in Liberec and a senior house in Ivančice. Risk minimization is also important in this investment. This is facilitated by the project already having a valid building permit at the time of acquisition, so the fund could start building immediately. A careful analysis of possible suppliers and partners preceded the construction start, from which the Slovak company KAMI PROFIT came out best. The company has entered the project as a partner and general contractor.

Sale of apartments launched!
More information
  • 58 above-standard apartments will be built in the Vesec area of Liberec, specially designed for young families.
  • The construction will be delivered by KAMI PROFIT, the general contractor and CB Property Investors' partner in the project.
  • For its investors, the fund expects a return on the project over 15% p.a.
  • Apartment owners can look forward to underground parking, a generous terrace for each apartment, electric chargers, and a photovoltaic system on the roofs of the buildings.

"KAMI PROFIT was able to offer more favorable conditions than other construction companies. In addition, it has had successful projects in five European countries, including the Czech Republic, where, for example, it is building a new home for the elderly in Vrchlabíand has reconstructed the Na Homolce hospital. Therefore, we are very pleased that KAMI PROFIT has become our partner for the implementation of Rezidence Park Vesec," explains Jan Rovný, Investment Director of CB Property Investors.

Ing. Milín Kaňščák, Managing Director of KAMI PROFIT adds: "We believe that this project will not only bring high returns for investors but also contribute to the development and improvement of the quality of life in Liberec. We are looking forward to the implementation of the construction at the highest level of quality and cooperation with CB Property Investors."

58 apartments for families with children

A total of 58 flats will be built in five villas in the Park Vesec Residence. The project is aimed primarily at young families who can find a new home in 3+kk and 4+kk apartments, but there will also be several 2+kk flats on offer. Each unit has a terrace or balcony and the residence will also have a children's playground, which will be part of a private park. The housing is about 10 minutes by car or 15 minutes by public transport from the city center.

"Park Vesec will offer its residents superior amenities, including a playground for children and chargers for electric cars. In addition, the area will be closed off, so parents do not have to worry about traffic and there will be space for community building. We plan to put photovoltaic panels on the roofs and underfloor heating in the apartments. Each unit will have its spacious balcony and most of the apartments will also have a view of Ještěd, which adds to the attractiveness of the residence," says Jan Rovný.
